Quit Claim Deeds:

  • A quit claim deed is one way to transfer real property.
  • The person transferring the property is call the “Grantor” and the person receiving the property is called the “Grantee.”
  • The Grantor signs over whatever interest he/she has in the property.
  • Once you sign a quit claim deed and give it to the Grantee, the transfer is FINAL. You no longer own the property.
  • If the property is financed, your name is still on the mortgage. To remove your name the Grantee must refinance the property.
  • Once the quit claim deed is signed, it must be delivered to the Grantee to be final. To do this you must have it recorded at the County Assessors Office.
  • You may be required to pay real estate taxes on certain types of transfers. Included with the quit claim deed will be a Declaration of Value, either showing you must pay taxes or that you are exempt from paying taxes.

$75.00 Includes preparing the Quit Claim Deed and Declaration of Value, notaries, and parcel number and legal description look-up.
